Advertising and Exposure – newspapers, more than 18 web sites, including MLS ( membership over 33,000) yard signs& more...
Screening potential tenants – thorough tenant screening - credit, criminal background, eviction history, skip histories, employment & previous Landlord rental histories, income & employment history.
Pet Screening - Pet application & questionnaire. Require vet records& pictures for approval. There is a $150 pet fee, per pet, paid by tenant.
Paperwork – we provide the legal paperwork and necessary disclosures that help protect a property owner from litigation.
Collecting rents – complete and timely payments are expected. Rent is due within first 5 days of the month and late payments are accessed
Eviction – eviction is a last resort but if necessary, we have a lawyer on retainer
Security deposits and claims – there are legal requirements for the handling of security deposits
Property inspections – drive-bys of properties on a regular basis,digital photos as needed.Prior to refund of security deposit, a thorough walk-thru is done
Maintenance – 24 hours a day, 7 days a week, phones are manned for emergencyrepairs. Also an e-mail address dedicated to tenants’ requests for service, roster licensed and insured vendors
Bookkeeping -Management records are computerized. Detailed monthly and yearly statementsfor all our owners.
